Delhi is the seat of Delaware County, which means it carries more services than most towns its size — county offices, a hospital, a college campus, and a Main Street where you can still do most of your errands on foot. The West Branch of the Delaware River runs through the middle of it.

What it’s like

The village itself is compact and walkable, with a mix of nineteenth-century houses close to the street and newer building on the edges. Head a few minutes in any direction and you’re into hill farms and woodlots, where properties get larger and quieter quickly. SUNY Delhi gives the town a steady rhythm through the school year and a noticeably slower one in summer.

Practical things to know

Inside the village you’ll generally find municipal water and sewer, which simplifies a purchase considerably. Outside it, expect a private well and septic — ask for the well’s depth and flow rate, and when the septic tank was last pumped.

Much of Delaware County sits within New York City’s drinking water watershed, and Delhi is no exception. That brings rules about septic systems and some kinds of development near streams. It isn’t a problem so much as something to understand before you plan an addition or a new build.

Anything low and close to the river is worth checking against flood maps. Elevation matters more here than the distance to the water suggests.
