Hunter sits in Greene County on the northern edge of the region, in the deep cleft of Kaaterskill Clove. It’s a four-season mountain town in a way the Delaware County towns aren’t, with a ski area at its center and serious hiking within minutes.

What it’s like

The terrain is dramatic — steeper and more vertical than the rolling country to the west. Hunter Mountain drives the winter economy, and Route 23A carries a lot of weekend traffic between the Hudson Valley and the mountaintop.

Housing includes chalets and condominiums built for skiing alongside older village houses and newer construction on the hillsides. It’s the most rental-oriented market in the area by some margin.

Practical things to know

If you’re buying with short-term rental income in mind, check the current local rules before you make an offer. Regulations in mountain towns have changed repeatedly in recent years and vary by municipality — what a neighbour has been doing for a decade isn’t proof that you can.

Steep sites bring steep driveways, and here that means genuine winter access planning. Ask how a property is reached in a storm, not just in October.

Snowfall is substantially higher than in the valley towns. Roofs, heating systems, and plowing contracts all deserve more attention than they would forty miles southwest.
