Margaretville is the practical hub for the eastern side of Delaware County — a village on the East Branch of the Delaware River with enough services to keep you from driving an hour for groceries, and quick access to skiing and hiking.

What it’s like

The village is compact and sits low, with the river running along one edge and hills rising on both sides. Belleayre Mountain is a short drive east, which shapes the winter economy and brings weekend traffic through town. The Pepacton Reservoir begins just west, so a lot of the surrounding land is permanently protected.

Properties range from village houses on small lots to hillside parcels with acreage and long views.

Practical things to know

This is a river town, and river towns flood. Margaretville has taken serious water within living memory. Before you commit to anything low-lying, look at the flood maps, ask directly about past water in the building, and get a flood insurance quote early — it can change the arithmetic of a purchase.

Village properties may have municipal water and sewer; anything outside will be on a well and septic, with watershed rules in play near the river and reservoir.

If you’re buying with skiing in mind, drive the route in winter before you decide. The distance on a map and the distance in February are different numbers.
