Spring brings the most listings — and the most competition from downstate buyers. If you love a place, you may be bidding against three other people who love it too.

Late fall and winter thin the field. Fewer listings, but far fewer buyers, and sellers who are still on the market in January are usually serious. A patient buyer often does better in the cold months.

The move isn’t to wait for a season. It’s to be ready — pre-approved, clear on your must-haves — so you can act in whichever window the right house appears.
