A lot of homes out here compete on land, views, and quiet — not square footage. That changes how you sell.
Photograph the seasons. A listing that goes up in mud season should still show the buyer what October looks like from the porch. We keep a library of the property across the year where we can.
Map the parcel. Buyers want to understand where the lines are, what’s wooded, where the sun falls. A simple parcel overlay does more than another kitchen photo.
Tell the truth about access and systems up front. The buyers who want rural land respect straight information — and it heads off the renegotiation that kills deals at inspection.
