What to actually check before you buy a rural home

City and suburban buyers walk into rural homes looking at the kitchen. Locals look at four other things first.
Water
Most homes out here are on a private well, not municipal water. Ask for the well depth, the gallons-per-minute flow rate, and the date of the last potability test. A low-flow well can mean you’re rationing showers in August.
Septic
No sewer means a septic system. Ask when the tank was last pumped and whether the leach field has ever been replaced. A failing system is a five-figure surprise.
The road
Is the road town-maintained or private? Private roads mean a road association, shared plowing costs, and sometimes a dirt surface that turns to soup in mud season. None of that is a dealbreaker — but you want to know before, not after.
Internet
Ask the specific address, not the town. Coverage changes road by road out here. Starlink has quietly solved this for a lot of properties that fiber will never reach.
Get those four answered and you know more than most buyers ever bother to.
